This website is operated by Liberty Homes, a brand of Palm State Investments LLC, serving Rochester and Monroe County, New York. Our mailing address is 185 Roxborough Rd, Rochester, NY 14619; it is not a customer location. We are a private home-buying company. We are not a licensed real estate brokerage, and we do not represent you. We buy property for our own account, which means our interests and yours are not the same — we say so plainly so that you can weigh our offers accordingly.

Offers are not binding until signed

Anything on this website, and any figure we give you verbally or in writing before contract, is an indication and not a binding commitment by either of us. A sale is binding only when a written purchase agreement has been signed by both parties. Nothing on this site is an offer capable of acceptance.

The guides and situation pages on this site are general information about selling property in Rochester and Monroe County.
